A New Vision for an Aging Mall: Hilldale Mall represented the typical 1960’s mall development model: an enclosed core surrounded by a sea of asphalt. It was also in decline with a growing vacancy rate. Working with the new owner who was open to greater possibilities, a master plan was developed that included additional retail stores facing the existing mall core, two new parking structures and a new residential townhomes along the perimeter of the site. The completed project is an excellent example of mixed-use development that also creates a unique outdoor shopping experience.
My responsibilities included. • Working directly with the private developer in creating a variety of retail development options and providing comparison/contrast analysis with regard to build-out square footage, store frontage, and parking ratios. • With the assistance of the project structural engineer, developing parking structure options with each site development option. • Guiding the developer through the City of Madison PUD approval process. Developing a project review and approval timeline and providing submittal direction. • Designing a unique entry fountain that serves as a stormwater detention facility with the aid of the project’s civil, plumbing and electrical engineers.
