How can big box retailer Costco fit into an 8-acre Seattle urban site? By reducing the floor-plate by half and utilizing a stacked 2-story parking podium a fully-operational 140,000 s.f. store with vertical cart ramps fit. Not only did the store fit but the site served as an example of harmonious fit with the City of Seattle at the Design Reveiw. Tire center was removed and brought to the street for street presence, parking was hidden and egress towers were designed in brick to mimic scale and materiality of Belltown townhomes causing minimal disruption to the neigbors adjacent.
