1970 CONDO RENOVATION: Living Room Before During After - 1970 neglected condo had low ceilings, smelly Berber, brick fascia fireplace surround and windowless baths. The black metal sliding windows looking out onto a patio made of six kinds of kluged bumpy brick and abandoned plants, with a narrow front walk against the garage that was obliterated by severe Bougainvillea overgrowth. I redesigned/improved the property, which resold at 2x purchase price the week the market crashed.

1970 CONDO RENOVATION: New Enclosed Courtyard - 1970 condo completely gutted. New centered wall entry + gate, new patio. French doors replace metal sliding windows. New two-tiered fountain and plantings. New lighting throughout. Custom wood+wrought iron door from Mexico. All new texturing/paint. Patio sized for "outdoor room" furniture placement and possible future indoor/outdoor fireplace approval for center front. Condo resold at 2x purchase price *one week before the real estate crash*.

1970 CONDO RENOVATION: New Living Room w/Doors Replacing Windows - Original popcorn ceiling 6.5' raised 3'. Wood French doors replace sliding black metal windows, opening to new front entertaining patio. Custom front door from Mexico and antiqued sconces with shield shades. Italianate fireplace surround. In-ceiling speakers throughout. "This deserves a 'before & after' spread in Decor & Style magazine!" said a premier Realtor(R). And "It looks like Architectural Digest!" said a neighbor. The property resold at 2x purchased price.

1970 CONDO RENOVATION: New Kitchen in Family Room Location - Formerly 1970 empty family room with low popcorn ceiling, Berber carpet and metal sliding glass door to back patio; original kitchen was half size in what is now the dining room (past bar area to right). All new cherry cabinetry, stainless appliances, antiqued HW, floor. Designed tile backsplashes mimic cabinetry paneling arch. Antique deep copper cook's sink from Mexico. Wine fridge/bar area, cooktop hood, mini chandelier and recessed cans. Property resale doubled after renovation.

1970 CONDO RENOVATION: New Master Bath in Closet Location - Wall to R was master closet and this direction was narrow windowless bath. Custom cutout granite counter on antique burled angled sideboard sink cabinet with hidden storage for TP, reading, towels. Antiqued HW. Sconces mounted on ceiling-height mirror doubles room lighting effect. His/her medicine cabinets. Opposite is new window with Jacuzzi in mosaic tiled tub/shower. "Making a silk purse out of a sow's ear."

1970 CONDO RENOVATION: New Guest Bath w/Window - Guest bath was originally windowless, with hospital green tub/shower combo on R, sink on window wall, lit plastic panel drop ceiling, fake gold fixtures and pink/blue/purple floral wallpaper. I designed everything in this room custom for the space to 1/4": Antiqued HW, converted antique dresser with working drawers, mirror to ceiling, all tilework. This property was in such sad shape and so poorly laid out that it was almost a religious/moral crusade to put it out of its misery.
