IMAGE 1/3 are often needed if dealing with a change of use outline application or producing marketing material for proposed new build developments.
These types of drawings can be used at pre-application meetings and are generally low cost/risk for the client as they provide the developer with information, allowing for accurate costing of a site.

This bridge design was produced for discussions with the environment agency and Essex County Council. The bridge was needed for access across the river to a neighbouring piece of land, but as the site is situated within the flood plane and needs careful consideration by all parties so the application is yet to be submitted.
The survey and drawing where produced by myself, this is an unusual piece of work for the design studio but we often have to adapt to the site and the applications needs in order to obtain planning permission.
